Project 1 / Urbanisation near Varna:
This building project at the moment is the biggest urbanisation in Bulgaria.
The first phase is about 8km away from the beach area there are 233 units consisting of villas, linked houses and apartments together with many site facilities such as health spa, site rental service, shops, restaurants etc.
Within this project the house models are freely selectable therefore the construction of the individual houses is only begun after the off plan sale has occurred meaning that the investment volume is held very low.
In this case a very long period of approval time of 1 year was required due to the unusual scale of the project however the first sales were implemented with a reservation payment only and the building costs were covered by the pretakers.

Project 2 / Varna beach:
Here will be built a hospital with 200 beds and a 4 star hotel with 250 beds.
To neutralise the cost of the hospital and hotel there will also be 110.000m2 of apartments and 25.000m2 of villas.
The sales of the apartments and villas will more than cover the cost of the hospital and hotel with an approximate finance of 110% meaning there will also be some liquid profit.
This is a conservative calculation and the calculation is provided.
We have implemented for the purpose of the calculation a construction volume of 20%
For example in the second year if 13% of sales were reached the result is that a lower surplus is obtained.
