Project: Clementhills Bulgaria

Clement Hills is a development is a site of some 84 000 m2 situated near the costal resort of Golden
Beach on the Black Sea.

The site is approximately 20 Kilometres from the international airport of Varna, 12 kilometres from
the city of Varna, and 8 kilometres from the costal town of Albena. The nearest village is 2 kilometres
away.

This project is the first of it’s kind and includes some 130 detached houses of different designs with
2, 3 or 4 bedrooms. At the entrance to the site there are 20 duplex style semi-detached properties
and a commercial complex.

Each house is built on a plot area of between 300 and 400 m2 and can be one of a group of 10
designed around a common swimming pool, or can be independently sited with it’s own amenities.
The common swimming pools are 14m x 7m in size, heated and fitted with removable covers to
facilitate use throughout the year.

Two bedroom designs are single storey, three and four bedroom properties are two storey construction.
Construction is in typical Bulgarian style and the properties comprise of between 100 and 160 m2 of
constructed area.

Specifications include air conditioning/convection heating, insulation, double glazing, central heating,
tiled floors, sound proofed ceilings, fully fitted kitchens crafted from natural wood and complete with
electro-domestic appliances.

Optional extras are:
The internal finishing of the property, there is a choice of three different styles.
Barbecues can be designed and quoted to suit the client.
Swimming pools can be designed and quoted to suit the client.

Please note that our prices are all inclusive (ie. the land and house).
Under Bulgarian law there is no purchase tax on land, but the construction
carries a purchase tax of 20%. (This is about 10% of the total price)
